- We ensure the ongoing ‘quiet enjoyment’ of the building by all residents, by proactively managing works & contractors when on site to limit, where possible, any disruption to residents.
- We ensure all plant & equipment is regularly maintained by keeping a comprehensive rolling 12 months maintenance schedule.
- We undertake maintenance at properties, within reasonable capabilities. Works included but not limited to are as follows:
- Carpentry - Brick laying & concrete repairs - Minor plumbing - Minor electrical - Plastering - Painting - Door Hardware repairs / replacement - Fence /storage cage repair - Sign installation
- We undertake every job with a “can do” attitude.
- Portelli Maintenance Management uses MYBOS, Building Management software developed in Australia for Australian buildings.
- MYBOS empowers Owners Corporations, Committee Members & Residents to take control.
- MYBOS streamlines all aspects of building management, liaising & actioning Resident requests & reporting to the Owners Corporation & Committee members.
- We can customise a cleaning schedule to cover all aspects of your complex.
- We can customise a gardening schedule to cover all aspects of your complex.
- We perform regular inspections of all common areas.
- We ensure all plant & equipment is maintained to the manufacturers & installers recommendations.
- We meet contractors & carry out necessary briefings, act in a supervisory capacity & sign off all works when completed, including building cleaning.
- We ensure the complex is always compliant of all Essential Services, or required maintenance is actioned immediately upon detection of non-compliance.
- We contribute to a maintenance & condition report that is forwarded to the Owners Corporation & Committee in advance of each Committee of Management meeting.
- We provide recommendations for any building improvements.
- We facilitate common property defects management & rectification with the original builder.
- We supervise the disposal of all waste & recycle material by third party.
- We ensure essential safety services comply with the required laws.
- We inspect all common areas to ensure cleanliness, test all security e.g., doors, vehicle gates, travel paths entry / exit, all equipment & services are operating effectively, register damage and log all Occupational Health & Safety concerns.
- We keep the Building Manager’s phone manned 24 / 7 to attend to common property emergencies when offsite including after hours.
- We put in place & monitor the effectiveness of contracts for building services including lifts & essential service compliance.
- We manage small capital works as requested by the Owners Corporation & Committee.
- We maintain security systems including access & CCTV footage.
- We ensure compliance with building codes & standards.
- We ensure that the Properties appearances & facilities are operating to their maximum level.
- We ensure that a preventative maintenance plan for the property is practical & revised.
- Control, order & distribute access keys, fobs & remotes.
- Ensure residents are aware of & comply with the Owners Corporation Registered Rules & any other Owners Corporation resolutions and guidelines.
- We contribute to a maintenance and condition report that is forwarded to the Owners Corporation Committee.
- We understand the contractual agreements put in place & notify the Owners Corporation Manager & Committee of Management should contractors fail to perform their services or meet their Key Performance Indicator’s as stipulated in their contract.
- Assist the Owners Corporation Manager in the preparation of budgets relating to short-term & non-scheduled maintenance expenses.
- Attend Committee or General Meetings of the Owners Corporation is requested to do so.
- Our staff always present themselves professionally in Portelli Maintenance Management uniforms.
- We ensure legislative Occupational Health & Safety procedures are followed.

- We supervise all move ins ensuring there's no damage to common property.
- We ensure residents adhere to all procedures & Owners Corporation rules.
- We induct all new residents on Owners Corporation rule requirements.
- We photograph & report damage that may occur as a result of a move in.
- We ensure all information forms are completed & returned to the Owners Corporation as required.
- We manage & monitor access control systems & issue access.
- We report any suspicious behaviour to the police & ensure police attendance following reporting.
