Services
Building Management & Maintenance
We deliver proactive, end-to-end maintenance and building oversight, including a rolling 12-month preventative maintenance schedule and compliance with manufacturer and installer requirements.
Our services include regular inspections of all common areas, monitoring of plant and equipment, and immediate action on any compliance or essential services issues. We supervise all contractors, conduct briefings, and sign off completed works, including cleaning and maintenance services.
We carry out a broad range of minor works including carpentry, brickwork, plumbing, electrical, plastering, painting, hardware repairs, fencing, storage cages, and signage. We also manage small capital works, defect rectification (including liaison with original builders), and waste and recycling oversight.
We ensure all essential safety services comply with relevant legislation, building codes, and standards, and that all systems—including security, access control, CCTV, gates, and entry points—operate effectively at all times.
We maintain and distribute keys, fobs, and access devices, manage security systems, and respond to damage and OH&S concerns as they arise. We also ensure contractors meet agreed KPIs and contractual obligations.
We provide detailed maintenance and condition reporting to Owners Corporations and Committees prior to meetings, assist with budget preparation for maintenance works, and offer recommendations for building improvements.
We maintain a 24/7 on-call service for building emergencies and ensure continuous oversight of building operations, including after-hours support.

Residential
We provide a professional, approachable service for owners and residents, with a strong focus on responsiveness, communication, and the smooth running of the building. We handle parcel and goods delivery, coordinate resident communications, and prepare handbooks and Owners Corporation documentation.
We manage move-ins and move-outs, install lift protection, and oversee contractors on-site to ensure minimal disruption and the ongoing “quiet enjoyment” of the building. Our team maintains a high standard of presentation at all times and is accessible to residents and owners.
Cleaning
We provide tailored cleaning programs designed to suit each building, ensuring all common areas are consistently maintained to a high standard.
Gardening
We deliver customised gardening and grounds maintenance services to ensure outdoor areas remain clean, safe, and well-presented year-round.
Security
We manage access control systems, issue building access, and maintain security infrastructure including CCTV and entry systems. We monitor and respond to security concerns and liaise with police when required to ensure a safe residential environment.
Technology
We use MYBOS, an Australian-built building management platform, to streamline communication, maintenance requests, and reporting. MYBOS enables efficient coordination between residents, Committees, and Owners Corporations, improving transparency and response times.
Move-In Supervisor
We ensure full compliance with legislative Occupational Health & Safety requirements while maintaining a welcoming and professional approach for all residents during the move-in process. Every move-in is carefully supervised to protect common property and prevent damage, and we ensure residents are fully informed of and adhere to all procedures and Owners Corporation rules. New residents are inducted on all relevant requirements, and any damage that occurs during a move-in is promptly photographed and reported. In addition, we ensure all required information forms are accurately completed and returned to the Owners Corporation in a timely manner.
